Buildium is the cheaper place to start for a small portfolio, with plans from $62/month. DoorLoop costs more at the low end ($199/month minimum) but gives every plan unlimited users, full API access and newer AI agents, which makes it a strong pick for growing managers.
DoorLoop and Buildium are two of the most compared property management platforms for landlords and small to mid-size property managers. Both handle the basics well: accounting, online rent collection, leasing, tenant and owner portals and maintenance.
The differences come down to how they price, how much AI work they do for you, and how fees for things like payments and eSignatures add up. Buildium is owned by RealPage and has been around a long time. DoorLoop is newer and leans hard into AI agents that take on whole jobs.

Buildium is easier on a small landlord's wallet. The Essential plan starts at $62 a month. DoorLoop's cheapest plan is $2.50 per unit but carries a $199 monthly minimum, so with 20 units you pay the minimum, not $50.
As you grow the gap narrows. At 100 units DoorLoop One works out to $250 a month, and its higher plans waive some fees (free incoming ACH on Connect and Multiply, unlimited eSignatures on all plans) that you would pay per transaction on Buildium's lower tiers.
DoorLoop's pitch is that every plan has the same platform and you pay for how much work AI takes off your plate. Connect adds a Receptionist Agent that answers tenant texts, calls and portal messages around the clock using your leases and policies. Multiply adds agents for maintenance from work order to bill and lease renewals through signature.
Buildium includes an AI assistant on Essential and expands into Lumina AI on higher plans, with features such as AI bill scan and writing help. Its full AI and automation suite is on Premium.
Buildium gives all customers ticket support, adds live phone support on Growth and Premium, and requires onboarding on those plans. DoorLoop includes chat and email support on One, adds phone and Zoom on Connect, and offers VIP priority support on Multiply.

Usually not for small portfolios. Buildium starts at $62/month while DoorLoop has a $199/month minimum. For larger portfolios, DoorLoop's per-unit pricing and included features can come out competitive.
Yes, Buildium offers a free 14-day trial with sample data and no credit card required.
DoorLoop currently goes further, with agents that answer tenants 24/7 and run maintenance and lease renewals. Buildium offers its AI assistant and Lumina AI features, with the full suite on Premium.
Both let you change plans. Buildium lets you upgrade from the Account and Billing page, and DoorLoop's plans share the same platform, so moving up adds features rather than requiring a migration.
For a landlord with a handful of doors, Buildium's lower starting price is hard to beat. If you manage a growing portfolio and want a single platform where AI handles tenant messages and routine work, DoorLoop's higher minimum buys a lot. Price out your actual unit count on both before you decide.
